A beachfront villa near Sounio, an hour from Athens
Cape Villa is a bright, contemporary house built on three levels above the water at Pounta Zeza, just outside Lavrio.
Most days start and end on the terrace. The pool runs to the edge and drops into the view across to Makronisos, with sailing boats heading for the marina below. Lavrio's tavernas, cafés and supermarkets are five minutes away by car, and the long sandy beach at Panormos is three.
The house suits large families and groups of friends who want to be together without being on top of each other: three floors, six bedrooms and a separate suite with its own jacuzzi and lounge.

Second floor

The suiteThe whole floor is one open suite: a raised double bed, a lounge with a sofa bed and TV, a bathroom with a jacuzzi bath, and a balcony looking straight out to sea.

Living, kitchen, two bedroomsThe living room and kitchen run the length of the house and open onto the pool terrace. Two bedrooms and a bathroom sit at the back, one of them with doors straight out to the pool.

Sights
Lavrio
A port town built on the silver mines that paid for the Athenian fleet. Walk the harbour, visit the Mineralogical and Archaeological museums, and eat fresh fish at the tavernas by the water.
Ancient theatre of Thorikos
One of the oldest theatres in Greece, with an unusual oval shape, on the hill just north of Lavrio. Usually quiet, with a view over the bay.
Beaches
Panormos (Pountazeza)
Three minutes from the house. A long sandy beach with a clump of trees for shade and a small café for drinks and snacks. Busier at weekends.
Along the Sounion coast
Legrena, Charakas, Kape and Mavro Lithari are all within half an hour, from sheltered sandy coves to rocky spots with clear water for snorkelling.
On the water
Kayaks from the garage
Take the house kayaks straight out from the garage and paddle along the cape on calm mornings. Fins and masks are there too.
Olympic Marina
Two kilometres away, with sailing and motor boat charters for a day around Sounion or across to the islands.
Day trips
Kea and Kythnos
Ferries from Lavrio reach Kea in about an hour, with Kythnos a little further. Easy to do in a day.
Athens
The Acropolis and the city centre are under an hour by car. Lake Vouliagmeni, a natural spring-fed swimming lake, is on the way.

How far is Cape Villa from Athens airport?
About 35 minutes by car. Athens city centre is about 50 minutes away.
Is the villa on the beach?
The house sits on the edge of the cape, about 20 metres from the sea. The nearest sandy beach, Panormos, is a three-minute drive.
Is the pool heated?
Yes. The pool is heated in spring and autumn, roughly mid-April to May and mid-September to October, weather permitting. The jacuzzi pool on the back patio is also heated.
How many people can stay?
Up to 13 guests in six bedrooms: two doubles, two twin rooms, a single, and the master suite with a double bed and a sofa bed.
How does paying work when I book direct?
You pay by card on Stripe's secure checkout: 30% now to book, and the rest 30 days before arrival. We confirm your booking by email, usually within minutes. If for any reason we can't, the payment is released and you are not charged.
What are the check-in and check-out times?
Check-in from 15:00 and check-out by 11:00. We meet you at the house on arrival to hand over the keys.
Can we use the kayaks?
Yes. Two kayaks, paddles and snorkelling gear are kept in the garage by the water, free for guests to use in calm weather.
Is there parking and EV charging?
Yes. There is private parking in front of the house and a free EV charger in the garage.
What if I need to cancel?
You can cancel free of charge within 24 hours of booking, if check-in is at least 7 days away. Up to 15 days before check-in we keep 50% of the total price, and if you have only paid the deposit, we keep the deposit. Less than 15 days before check-in there is no refund.
