Booking and payment

Cancellation by you

Our policy follows the strict cancellation policy used on Airbnb, adjusted to payment by deposit and balance.

When you cancelWhat you get back
Within 24 hours of booking, if check-in is at least 7 days awayEverything you paid
Up to 15 days before check-in, after the first 24 hoursWe keep 50% of the total price and refund anything you paid above that. If you have only paid the 30% deposit, the deposit is kept and nothing more is due.
Less than 15 days before check-in, if you do not arrive, or if you leave earlyNo refund

To cancel, email info@capevilla.gr with your booking reference. The time of your email counts as the time of cancellation. Refunds go back to the card you paid with, through Stripe, and usually appear within 5 to 10 days.

If you want to change your dates, ask us. We will do our best to move your booking if the new dates are free, but a change is not guaranteed.

Cancellation by us

If we have to cancel your booking for any reason, you get back everything you paid, in full. We will tell you as early as possible and help you find alternative accommodation if we can.

No right of withdrawal

Under EU consumer law (Directive 2011/83/EU, Article 16(l)) and Greek law, the 14-day right of withdrawal does not apply to accommodation booked for specific dates. Cancellations follow only the policy above.

Travel insurance

We recommend travel insurance that covers cancellation, especially for bookings made well in advance.

House rules

Damage and liability

You are responsible for damage caused during your stay by you or your guests, beyond normal wear and tear. Please tell us about any damage straight away. We may ask you to pay the reasonable cost of repair or replacement.

We are not responsible for loss of or damage to your personal belongings, or for interruptions of water, electricity, internet or other services that are outside our control. Nothing in these terms limits liability that cannot be limited by law.

Law and disputes

These terms are governed by Greek law. If something goes wrong, please contact us first and we will try to solve it. Any dispute that cannot be solved this way falls under the courts of Athens, without affecting any rights you have as a consumer under the law of your country.
